Whole-property service

Property clearance in Newbury for inherited and pre-sale homes

A whole-property clearance is easier when every included area, access issue, retained item and required handover condition is agreed before the team arrives.

Start your estimate

What a full property clearance includes

The scope can cover the main property alone or extend to garages, lofts, sheds, gardens and other outbuildings. We define that boundary clearly so both sides know what the finish should look like.

Fixtures, fitted items, floor coverings, liquids, building materials and hazardous contents are not automatically assumed to be included. Mention them in the enquiry and we can confirm what is practical.

Preparing an inherited home for sale

Before general contents are authorised for removal, the executor or other authorised person should identify anything named in a will, required for valuation, requested by beneficiaries or intended to remain with the property. Important documents, keys, photographs, jewellery and other personal items should be removed or clearly marked before the clearance begins.

Tell us whether the property needs to be ready for estate-agent photographs, viewings, cleaning, exchange, completion or key handover. We use that information to understand the required finish and assess the timescale, without promising availability before a person confirms the final scope, price and date.

Useful information to send

Photographs support a non-binding estimated range. A person confirms the final scope, price and date once the contents, access and required finish are sufficiently clear.

  • Full postcode, property type and approximate volume of contents
  • Wide photographs of every room, cupboard and secondary space
  • Parking distance, stairs, lifts and restricted access
  • Large safes, pianos, mobility equipment or unusually heavy items
  • Any chemicals, gas cylinders, sharps or other difficult waste
  • The preferred date by which the property needs to be ready

Before estate-agent photographs, sale or completion

If the home is being prepared for sale, confirm with the estate agent which furniture, appliances, curtains, floor coverings and garden items should remain for marketing or handover. Check cupboards, lofts, garages and sheds before the scope is agreed so overlooked contents do not create a return visit.

Any probate valuation, auction collection, beneficiary choice or retained-lot decision should happen before the remaining clearance is authorised. A clearance estimate is not a contents valuation, and possible resale value should not be assumed against the clearance cost unless it has been assessed separately.

Clearance also does not automatically include cleaning, repairs or fixture removal. Tell us the condition required for estate-agent photographs, a buyer, cleaning contractor or key handover so the written scope and exclusions are clear before booking.

A clear handover

Before booking, we confirm the agreed areas, exclusions and what must remain, including fixtures, appliances, curtains, floor coverings, garden items, bins, keys and paperwork. If access is being managed by an agent, solicitor, neighbour or remote executor, include their role and identify who is authorised to make decisions on the day.
